Mitheridge and LGL to bring new homes to Brixton

Lambeth Council has approved plans submitted by a joint venture comprising Mitheridge Capital Management (Mitheridge) and LGL, alongside PLP Architecture, to bring a co-living and light-industrial development to a former industrial yard in Brixton.

The site, Hardess Yard, will include 320 best-in-class co-living studios, as well as 1,400 square metres of industrial floorspace dedicated to supporting SMEs in the local creative community. It will also feature newly landscaped public spaces and a pocket park.

In developing these plans, the joint venture engaged extensively with Lambeth Council, ensuring that the scheme complements the Council’s wider ambitions to invigorate the local area.

Hardess Yard sits opposite Higgs Yard: another residential-led, mixed-use site recently completed by the Peabody Estate. In combination, the two sites will greatly enhance the appeal of the local area, delivering space to live and work.

Mitheridge is an alternative investment firm with end-to-end capabilities and this approval follows a similar, 337-studio co-living asset in Hackney Wick, which was also approved in late-September. Hardess Yard therefore becomes the firm’s second dedicated co-living asset.

Co-living will bring a new, community-focused housing option to Brixton, at a time when there is a critical undersupply of quality homes in the city. Hardess Yard is also targeting WELL Platinum and BREEAM Outstanding certifications, committed to contributing to the area’s environmental, social and economic landscape.

The scheme achieves a carbon target 28% above the London Plan’s targets. This is achieved through a high-performance building fabric, triple glazing, passive low energy design and low energy building services systems including mechanical ventilation and waste water heat recovery.
